1. Get on the phone....find a current local phonebook and call every auction service. Let them know that you would like to be on their auction mailing list and they will add you. Every month or so, they will send you an advertisement of the months auctions. You can even set up house viewing's before the auction to inspect the property.

If you can offer a friend or relative a better incentive through interest than they are getting at the bank, they may be willing to loan you money. Always build a contract around the terms of the loan so both parties are clear on time frame and expectations.

1. The county courthouse is the best place to get more information on a property. Some counties have website where the information is readily available to you to view for free. Most often you can find the owners name, tax information, sq. footage, year built, and sometimes the bank that holds the mortgage.
2. If you can find out which bank holds the mortgage, call that bank and see what information they can give. They will not give you personal information but sometimes will give information on the status and amount of the loan.
3. Call the owner....This is the best place to get accurate information on the property. The owner knows more than anyone what problems and possibilities the property has.
